How we list homes
Selling well in 2026 means three things: pricing right the first time, presenting professionally, and writing contracts that hold up. We handle all three under one roof — with the attorney review baked in.
1. Pricing strategy
We start with comps, but we also pull active competition, recent expired listings, and current absorption rate for your specific neighborhood. Overpricing kills momentum — the first two weeks on market drive the offers, and a stale list is a discount waiting to happen. We’ll show you the math and let you decide.
2. Pre-list preparation
We walk the property with you and flag the items that move the price meaningfully — paint, decluttering, landscape, minor repairs — versus the items that don’t. We refer trusted contractors and stagers we’ve worked with for years. You decide what’s in scope.
3. Marketing — photography, MLS, social
Every listing gets professional photography (and drone, where useful), a written narrative for the MLS that goes beyond the boilerplate, and a coordinated launch across social channels. For properties above $750K, we add 3D walkthroughs and dedicated property URLs. For new construction and signature developments like Trailside Estates, we build standalone microsites.
4. Showing logistics
We coordinate showings, run the open houses ourselves, and report back to you weekly with traffic, feedback, and competing-listing intelligence. You always know where the listing stands.
5. Offer review and negotiation
Every offer we receive is reviewed by Thomas Thomasian, Esq. before we respond. That means we catch contract clauses that work against you (mortgage contingency lengths, inspection latitude, walk-away triggers) and counter on them, not just on price.
6. Attorney-led closing
In Rhode Island, we run the closing in-house. In Massachusetts, our attorney coordinates with the buyer’s side. Either way, your closing day is on us, not outsourced to a title company you’ve never spoken to.
