Lease representation (tenant or landlord)

We negotiate commercial leases on both sides — tenant rep for businesses looking for space, landlord rep for owners with retail or office to lease. Lease language is where the dollars hide: CAM charges, escalation clauses, exclusive-use provisions, assignment rights. We catch them before signing.

Owner-user building purchases

For business owners ready to stop renting, we source owner-user properties across the region and structure the transaction with SBA-financing-friendly terms. Many of our owner-user clients are buying their second or third location.

Investment property acquisitions

Income-producing commercial — small retail centers, mixed-use buildings, multi-family conversions. We work with cash buyers and 1031 exchange clients on a regular basis.

Business sales and multi-location portfolios

When the real estate is part of the business sale, we coordinate with M&A counsel on the property side of the transaction. We’ve closed multi-location restaurant, retail, and service-business sales spanning RI and MA.

Tenant representation for relocations

Businesses moving offices, expanding, or downsizing — we run site selection, negotiate term sheets, and coordinate with build-out vendors.
