2. Search strategy
We build a saved search inside the StateWide MLS feed (the same one powering our search page) calibrated to your criteria. You get listings the moment they hit, with our notes attached. We also surface coming-soon and pocket listings through our agent network — deals that never reach Zillow.
3. Showing and evaluation
We tour properties together, but you also get our written read on each one: condition issues, permit history, what the comps say. We pull town records and zoning before we show, not after you fall in love.
4. Offer crafting and attorney review
Every offer we submit is reviewed by Thomas Thomasian, Esq. before it goes out. That means clean contract language, smart contingencies, and no surprise clauses that quietly favor the seller. In a multiple-offer situation, contract structure often matters more than the highest number.
5. Inspection and negotiation
We refer to inspectors we trust and have used for hundreds of transactions. After inspection, we negotiate repairs or credits — usually credits, because they close cleaner.
