Sunday Morning at Trailside — Open House September 20, and Five Homes Now Complete

One Sunday, one two-hour window, three finished homes you can walk through and judge for yourself: 36, 37 and 38 Crestwood Circle, open 10:30am to 12:30pm. Here's what's changed at Trailside Estates since the summer, why a morning visit suits this community, and what to look at with the first heating season a few months out.

If you toured Trailside Estates over the summer, the headline is simple: there's more of it now. If you haven't been out yet, this Sunday is a good first look — a single two-hour window, no appointment, three finished homes open on Crestwood Circle, and the rest of your Sunday still ahead of you when you leave.

We're opening units 36, 37, and 38 Crestwood Circle on Sunday, September 20 from 10:30am to 12:30pm. Below is what's changed since our last open house, why I like a morning window for this community in particular, and the handful of things I'd pay attention to on a fall walk-through that you might not think about in July.

Five Homes Are Now Complete

When we opened the doors in July, three residences were finished. As of this month, five homes at Trailside Estates are complete, out of roughly 60 planned. That matters for a practical reason: a community stops being a plan and starts being a neighborhood somewhere around the point where you can stand on the street and see more finished homes than open lots. Trailside is crossing that line this fall.

For Sunday's walk-through, the three homes open are the same three that have been staged and move-in ready all summer — 36, 37, and 38 Crestwood Circle. They're finished, furnished, and exactly what you'd own. If you'd like to know more about the other completed residences, ask the agents on site; that's what they're there for.

Why a Sunday Morning

Our summer open houses ran at midday. This one runs 10:30am to 12:30pm, and I'd argue the morning suits this community better than noon does.

Part of it is the light. These homes are built around an open first floor with large windows, and a morning walk-through shows you how that space feels at the hour you'll actually use it most — coffee, the paper, a slow start to the day. Part of it is the calendar: a 10:30 start means you're back in the car by lunchtime with the afternoon still yours, whether that's a second stop in Mattapoisett or Marion ten minutes down the road, or simply going home to talk it over. And part of it is quieter than that. A 55+ community at 10:30 on a Sunday morning is what it looks like most days — unhurried, and not crowded with tour traffic. You'll get a truer read of the place.

What to Look At With Winter a Few Months Out

A July tour and a September tour of the same home should not feel identical, because the questions change. In July you're thinking about the deck. In September you're thinking — or should be — about the first heating bill and the first snowfall. Three things worth checking on Sunday that most people skip:

  • The systems, not just the finishes. Every one of these homes is new construction: the furnace, the windows, the roof, the insulation, the wiring — none of it is old, and none of it is a deferred expense waiting for you a few winters out. We publish the builder-level rundown on the construction specifications page. Bring it, and ask the agent on site to walk you through the heating and cooling in particular.
  • The snow plan. Stand in the driveway and ask who clears it. The answer here is: not you. The $500 monthly HOA covers snow removal for driveways, walkways, and the community roads, along with landscaping, exterior and road maintenance, sewer, trash, master insurance, and reserve contributions. Property taxes are separate. If you're coming from a house with a driveway you've shoveled for thirty years, this is the line item that changes your winters.
  • The garage-to-kitchen path. Come in through the attached two-car garage the way you would with groceries on a January evening — interior entry, no exterior steps, no ice. It's a small detail in September and a large one in February.

The First Floor, Still the Point

These are two-story homes designed so that an ordinary day never requires the stairs. Spend most of your time downstairs on Sunday, because that's where you'll spend most of your life: the first-floor primary suite with its own bath, the first-floor laundry, and the open kitchen-dining-living space that makes up the main level. Then go up — the loft, the guest bedroom, and the flex room are the "when people come" floor, there when you want them and quiet when you don't. And don't skip the full unfinished basement; it's square footage in reserve, and worth ten minutes of imagining.

If you read our room-by-room walk-through guide from the summer, it still applies. Bring it.

The Grounds in September

Trailside Estates sits on 38 wooded acres along Snipatuit Road, and the community was planned around the land rather than dropped on top of it. September is arguably the best month to see that. The walking trails through the woods are at their most comfortable, the clubhouse and the pool are finished and there to be looked at, and the whole property is easier to take in on a cool morning than in the heat of July. Give yourself ten minutes outside before you leave. Ask the agents where the trailheads are.

The Three Homes Open Sunday

All three are 55+ luxury duplex-style condominiums, each approximately 2,700 square feet with 2 bedrooms, 2.5 baths, a first-floor primary suite, an attached 2-car garage, and a full unfinished basement. Listed exclusively by Realty Quarters:

  • 36 Crestwood Circle — $1,095,000 · MLS# 73507380
  • 37 Crestwood Circle — $1,095,000 · MLS# 73507390
  • 38 Crestwood Circle — $1,195,000 · MLS# 73507397

Several residences can be previewed from home in an interactive 3D walkthrough on the available units section of the main site, and the specifications page lays out every system in the home if you'd like it in hand while you tour.

Bring your partner so the first walk-through is a shared one, wear shoes you can stroll the grounds in, and come with your two or three non-negotiables in mind. Take a few photos in each home so you can compare all three on the drive back.
