Our last open house was on a Saturday. This one is back on a Sunday, and we've stretched it to two and a half hours, so there's room to come after church, after breakfast, or on the way back from the Cape.
We're opening units 36, 37, and 38 Crestwood Circle on Sunday, October 11 from 10:30am to 1:00pm. No appointment, no sign-up. If Trailside Estates has been on your list, this is a relaxed way to see it.
Before the First Storm
Mid-October is when the to-do list at a single-family house starts to grow: leaves, gutters, storm windows, lining up someone to plow. At Trailside, the $500 monthly HOA covers snow removal, landscaping, exterior and road maintenance, sewer, trash, master insurance, and reserve contributions. Property taxes are separate.
The three homes open Sunday are finished, staged, and move-in ready now. Nobody has to decide anything on Sunday, but it's a good day to picture this winter somewhere the outside work isn't yours.
How to Spend Two and a Half Hours
- Start with one home and go slowly. Walk it the way you'd live in it: in from the attached two-car garage, through the kitchen, to the first-floor primary suite and the first-floor laundry.
- Then compare. The other two homes share the same overall layout, so the second and third visits are where the differences in finishes and light stand out.
- Save time for the grounds. Trailside sits on 38 wooded acres with walking trails, a finished clubhouse, and a pool. Ask an agent on site where the trailheads are.

Questions Worth Asking on Sunday
- What does the HOA handle, and what's mine? Ask the agents to walk you through the line between the association and the owner.
- How would I use the second floor and the basement? Upstairs is a loft, a guest bedroom, and a flex room. Below is a full unfinished basement. Both are worth seeing with your own plans in mind.
- What's the timing if I'm selling a house first? Bring the question. That's exactly what the agents are there to talk through.

Trailside Estates is on Crestwood Circle in Rochester, MA 02770, on the SouthCoast of southeastern Massachusetts — roughly 10 minutes to New Bedford, Mattapoisett, and Marion, about 30 minutes to the Cape Cod Canal and Buzzards Bay, around 50 minutes to Providence, and roughly an hour to Boston and Logan Airport.
Directions: I-495 South to Exit 3, Route 28 South. Right on Spruce Street (which becomes North Avenue). Left on Snipatuit Road for 0.2 miles to Crestwood Circle. Follow the signs to the open homes and park nearby — the three units are a short walk from one another.
