Saturday May 16 and Sunday May 17, from 11:00am to 1:00pm both days, we're opening up Trailside Estates for a public walk-through. No appointment, no commitment, no pressure. Just an honest look at what a finished, occupied, fully-amenitized 55+ active adult community in Rochester, MA actually feels like.
What to Expect This Weekend
Open houses at new construction 55+ communities often feel like a sales pitch in a trailer. This one is different — because Trailside is already built. You won't be standing in a model unit looking at renderings of amenities that may or may not exist someday. You'll be walking through finished homes, on real streets, past a real pool, in a real community where people are already living.
When you arrive Saturday or Sunday between 11 and 1, here's what you can plan on:
- Check in at the clubhouse. An agent will greet you, walk you through the site map, and point you toward the units that are currently available.
- Self-guided unit tours. Walk through each available home at your own pace. Agents will be stationed in the units to answer questions as you go.
- See the amenities. The pool deck, clubhouse interior, fitness room, and the walking paths around the community will all be open.
- Talk pricing, floor plans, and timing. Bring a notepad — or your spouse, your kids, your accountant. We'll answer everything from base price to HOA structure to closing timelines.
Plan on roughly 45 minutes to an hour to do it justice. If you'd rather not rush, come early.

Every currently available unit at Trailside Estates will be unlocked and accessible during open house hours. That includes our newest finished homes — duplex-style condominium residences featuring:

Parking is right at the clubhouse, which is where you'll start. From there, the available units are a short walk along community paths — wear comfortable shoes if you can.

Most buyers walk into a new construction open house and ask about square footage and price. Those matter — but if you're serious, here are the questions that tend to matter more six months after closing:
- What's covered by the HOA? Landscaping, snow removal, exterior maintenance, common amenities — get the full list.
- What's the actual age-restriction language? One occupant 55+? Both? What about adult children who want to visit or stay temporarily?
- What customizations are still available? Some buyers walk in thinking it's a finished community with finished homes — there's actually more flexibility than people expect on the units still being built.
- What's the resale market look like? Honest answer: how have homes here held value?
- Are there warranty programs on new construction? What's covered, for how long, by whom?
